Jennifer Lopez was spotted at the Beverly Hills Hotel on Friday celebrating the birthday of her manager Benny Medina amid reports she's eyeing a new home near her ex Ben Affleck.

The 55-year-old superstar looked effortlessly chic in a stylish winter outfit as she stepped out of her luxury SUV and arrived at the iconic venue.

Bundled up in a checked suit jacket with a faux fur lining and a long gray scarf, the Bronx native exuded classic movie star charm while staying cozy. 

She paired the ensemble with cream-colored cargo pants and a matching crocodile handbag, completing the look with a sleek bun and dark aviator sunglasses to maintain a low profile.

The birthday celebration comes shortly after reports that JLo toured a $20 million mansion in Brentwood, where Ben bought his bachelor pad after their split last year per TMZ. 

While the singer is said to be quite taken with the property, she reportedly has 'serious concerns' about the air quality in the area, especially after the deadly LA fires that forced many residents, including Ben, to evacuate.

The aftermath has left the air quality in the region still quite poor. 

The outlet's sources say Lopez is even bringing in an air quality specialist to test the environment before moving forward with the purchase.

Meanwhile, Jlo and her Oscar-winning ex, 52, have failed to offload their $68million marital home they listed over six months ago.  

The house hunting news comes amid claims Ben's first ex-wife Jennifer Garner wants him to 'grow up.' 

Garner and Affleck - who share three children - were married from 2005-2018 and he rekindled his romance with Lopez in 2021. They split after two years of marriage last summer. 

A source told In Touch Weekly: 'Jen has a huge amount of sway with Ben these days, so she does feel quite obligated to police his behavior, particularly when it comes to the way he's been treating J. Lo.

'He's been so impatient with her and actually quite ungrateful, at least in Jen's view.'

On January 7, Affleck - who was visited by the 

FBI on January 12 amid an unauthorized drone investigation - fled his house to briefly stay at Garner's $7.8M four-bedroom Brentwood Park home amid the LA fires.
